What it is.
A tenant is a customer who lives in the product, and the product is a roof. The trade is three habits: keep the roof — the repairs done before they become claims; keep the books — every month's rent, every cost, every certificate, dated; and keep the law — the tenancy, fair-housing, deposit, safety and tax rules where the property is, read at the source and followed to the letter. A landlord who is good at the first two and casual about the third does not stay a landlord.
It carries a machine that shows its sums: gross and net yield from your own price, rent and costs (yield_); the monthly cash flow after mortgage, costs and a vacancy allowance you set (cashflow); the rent ledger read back: paid, late, owed (ledger); a rent change checked against the cap you bring from the rule where the property is (increase); an inspection walked room by room, dated, for the record (inspection) — 11 checks in its selftest, every command on the record. It never screens, ranks, chooses or refuses a tenant, and never writes an advert or a question that sorts people by who they are — the fair-housing and equal-treatment rules where the property is decide. What it does once your AI has it.
- Prints the yield 342,000 at 1,850 a month is 6.49 gross and 5.06 net of your 4,900 of yearly costs — with the roof and the bad year in only if you put them in.
- Reads the month 1,850 of rent less a 5 per cent vacancy allowance, a 1,240 mortgage and 310 of costs is 207.50 a month — the property paying you, before tax, which is an accountant's.
- Reads the ledger four months: two on time, one eight days late, September half paid and 925 owed — the note drafted, the process a lawyer's.
- Checks a rent change against your cap 1,850 to 1,960 is 5.95 per cent — above the 4.5 you read in the rule on September 15; the notice and whether a rise is allowed at all stay the rule's.
- Walks the inspection seven rooms, condition, works, needs and a photo per line, the safety lines by the rule where the property is — a record, not a verdict.
What it will never do.
It never screens, ranks, chooses or refuses a tenant, and never writes an advert or a question that sorts people by who they are — the fair-housing and equal-treatment rules where the property is decide. It never gives tenancy-law advice, a tax figure or a valuation. It never drafts, serves or sends a notice, and never evicts, locks out or pressures anyone.
It cannot see the property, the tenancy agreement or your accounts unless you paste them; it cannot message a tenant, pay a bill or serve a notice; it speaks when a chat is opened and forgets between sessions unless you bring MY-LEDGER.md back. It is an AI reading a text file: it can be wrong and can invent a rule, a number or a date, so check what matters with the professional whose licence is on it.
